DESIGN / BUILD

Design-build requires that the construction company involved have a wide range of internal resources capable of interacting with the design professional, engineer and/or architect, to create a partnership in which everyone involved is working towards the client's goals. LDC's full-time staff of estimating, scheduling, safety, quality, cost accounting, and construction experts work with the design team and the client to assure that the design is of the highest quality and is deliverable within the schedule and budget set for the project.

As project budgets and schedules become more and more demanding, new methods for the delivery of construction services are being implemented.

Little Dixie offers different types of design-build methods of construction delivery:

  • Contractor (at-risk) lead - in which LDC carries subcontracts, leads the project team, and the design team responds to LDC
  • Contractor (client at-risk) lead - in which the client carries subcontracts and LDC leads the project team with the design team responding to LDC.
  • Design team lead - in which the design team takes the lead and LDC responds to them

GENERAL CONTRACTING

When serving as a Construction Manager and General Contractor, LDC provides design phase project management services including estimating, scheduling and cost accounting. LDC then guarantees the construction cost of a project, and serves as the General Contractor. This process is known as construction management at risk. LDC has had significant experience serving in this capacity on a variety of different projects, varying in size and complexity.

Construction Teams

Construction teams are characterized by experience, diligence, communication skills, and the understanding that they are there to perform at their highest level. Our construction planning skills lead to the effective use of resources; anticipation of problems and emphasizes coordination.

Pre-construction Services

Pre-construction services are frequently believed to entail only estimating services. These are important, but LDC believes that a more proactive management of the design phase of a project will help to assure that the design reflects the budget, schedule, and design needs of the client. Experience has shown that as much as 80% of control of budget and schedule are within the design phase of the project. LDC has developed and actively utilizes a pre-construction services approach that provides this proactive management to its clients.

Post-construction Services

In the turnover of a newly built facility, LDC assists in the testing, training, and operating of equipment and systems, organizing documentation, guarantees, and record drawings, and with the owner’s formal acceptance and occupancy. Contracts are closed out promptly and without litigation. After the ribbon is cut, LDC is available at all times to answer questions, respond to problems, and troubleshoot a puzzling operational situation.
